This is an outline of services that can be provided. Full details will be specific to your project and agreed with you either at the beginning of your project or as it develops.
Stage one: Preparation and brief.
This stage assesses the feasibility of the project and establishes your brief. It identifies the need for any approvals and other consultants. It enables you to decide on the best way forward for your project.
Stage two: Concept design.
Using the initial project brief, concept designs will be developed for you to choose from. The designs should reflect your aspirations and provide you with a solution that adds value and improves the quality of life within the building. If required, this stage can include liaising with local planners and developing the brief.
Stage three: Developed design.
At this stage, more time will be spent transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs. Once agreed with you the design proposal will then be submitted for planning approval.
Stage four: Technical design.
Technical drawings and specifications will be prepared in order to obtain building regulations approval, tender the project and construct the building. Advice will be given on the forms of contract available and procurement routes for the construction process.
Stage five: Construction.
Full contract administration can be provided on your behalf. This includes administering the contract with your builder, carrying out regular inspections, dealing with queries, instructing any additional work required, monitoring progress on site and keeping track of costs.
Stage six: Handover and close-out.
Once the project is ready to handover to the client, services are available during the defects liability period where the contractor can be recalled to manage any post-occupancy issues.
